The customer had noted the inability to keep an approximately 7,500 square foot section of the building at comfortable temperatures. Upon investigation we identified a 20 year old 20-ton RTU was performing below expected efficiency levels and the condenser coil damaged from using water to cool the coil.
The average expectancy of operation for an RTU is 20 years. With noted deterioration of the unit due to age and water damage to the condenser coil, we advised the replacement of the unit. After reviewing options and pricing with the customer we selected a high efficiency 20-ton RTU that was correctly sized for the cooling area.
Many times, roof top units are installed together and will reach point of failure after 20 years. However, in this case, the RTUs responsible for cooling other areas of the building were determined to be 10 years old. These remaining units were inspected, tested, and found to be in good working order. As a result, replacement for these units was not recommended.
